Highline Hospitality Partners (HHP), a hospitality investment platform from Highline Real Estate Partners, has successfully acquired the dual-branded Hyatt Place/Hyatt House in Charleston’s Historic District. This acquisition brings HHP’s portfolio to a total of 13 and 14 hotels and marks their inaugural venture into the Charleston market.
Positioned on King Street in the Historic District, this property is immersed in an area rich with dining, entertainment, and cultural experiences. Charleston is celebrated for its leisure activities and boasts a variety of significant industries, including education, healthcare, logistics, and the U.S. military.

Our strategy includes a thoughtful renovation of the Hyatt House and a complete rebranding of the Hyatt Place, transforming it into a soft-branded, lifestyle Hyatt offering tailored to the Charleston market. With this addition, our portfolio now consists of 14 hotels with nearly 3,700 total guest rooms.”
Originally constructed in 2015, the hotel features 304 rooms as part of a mixed-use development that includes 16,000 square feet of retail and restaurant space, 16,000 square feet of office space, and a 398-space parking garage along King Street. The hotel comprises 113 extended-stay Hyatt House rooms and 191 Hyatt Place rooms. It also includes 8,600 square feet of adaptable meeting space, including a 4,000-square-foot ballroom, and houses Charleston’s tallest rooftop bar, which provides stunning panoramic views of the city.
Additional amenities at the hotel include a heated indoor pool, a fitness center, and a business center. The meeting and event spaces are conveniently accessed via a grand staircase or a private elevator from King Street.
HHP has appointed Avion Hospitality as the third-party management team for the hotel, continuing their successful collaboration for the sixth and seventh times.
